House rules & guest policies.

Every Ridge Collection home is cared for to a higher standard — and these simple policies keep it that way for you and for the owners who trust us with their homes. Please read them before you book and before you arrive.

These policies apply to every stay in a home managed by The Ridge Collection. By completing a reservation you and all members of your party agree to follow them. They exist for one reason: to protect your experience, the home, and the neighbors around it.

Booking Requirements

You must be 25 or older — with a verified ID.

The person booking must be at least 25 years of age and will be the responsible, on-site guest for the entire stay. The Ridge Collection reserves the right to request a valid government-issued photo ID to confirm the booking guest. Reservations booked by anyone under 25, or on behalf of someone who will not be present, may be canceled.

Reservations & Payment

  • The booking guest is financially responsible for the full stay and for every member of the party.
  • Payment, deposits, and any accidental-damage protection are due as stated at the time of booking.
  • Rates, fees, and taxes are disclosed before you confirm — no hidden charges.

Check-In & Check-Out

  • Check-in: 4:00 PM  ·  Check-out: 10:00 AM (unless your confirmation states otherwise).
  • Early check-in / late check-out may be available on request — please ask; it is never guaranteed.
  • At check-out: start the dishwasher, bag trash, turn off lights, and lock all doors. Full instructions are in your welcome guide.

Occupancy & Guests

  • Overnight occupancy may not exceed the maximum stated on your reservation.
  • If you plan to have more people at the home than the number listed on your reservation — including day visitors or a small gathering — you must request and receive approval from The Ridge Collection in advance.
  • No parties or events. Any approved gathering must stay within the home's limits.
  • The property is for residential stays only; commercial use and photo/film shoots require approval.

Quiet Hours & Noise

Our homes sit in quiet mountain neighborhoods. Please be a considerate neighbor.

  • Quiet hours are 10:00 PM – 8:00 AM. Keep noise, music, and outdoor voices low during this time.
  • Some homes use exterior noise-level monitors that measure decibels only — they never record audio or video — to help prevent disturbances.
  • Repeated noise complaints may result in a warning and, if unresolved, termination of the stay without refund.

Pets

  • Pets are welcome only at pet-friendly homes and only with prior approval. Undisclosed pets may end the stay without refund.
  • A non-refundable pet fee of $100 per stay applies to each approved reservation with a pet.
  • Pets must never be left unattended in the home, must be kept off beds and furniture, and must be cleaned up after — inside and out.
  • The booking guest is responsible for any pet-related damage beyond the fee.

Smoking

  • No smoking or vaping of any kind inside any home. This includes cannabis.
  • Smoking is permitted only outdoors, well away from the structure, with butts disposed of responsibly.
  • Evidence of indoor smoking incurs a minimum $500 remediation fee.

Hot Tub

Where provided, the hot tub is a wonderful amenity — and used entirely at your own risk.

  • Shower before use; no soaps, oils, bubbles, or glass in or near the tub.
  • Children must be supervised by an adult at all times; no diving or sitting on the cover.
  • Replace and secure the cover after every use to keep the water clean and the heat in.
  • Do not exceed the tub's stated capacity. Persons with health conditions, pregnant guests, and those who have consumed alcohol should avoid use.
  • The hot tub is thoroughly sanitized and chemically balanced before and after every stay. It is not drained between guests, which is standard for vacation-rental hot tubs — if the water isn't fully heated on arrival, please allow time.
Hot Tub Health Notice & Waiver

Using the hot tub means accepting the risk.

Any hot tub holding heated, recirculated water can harbor bacteria that may cause skin, ear, eye, respiratory, or other infections — such as folliculitis ("hot tub rash") — even when the water is properly treated. Because the tub is sanitized and prepped but not drained between guests, this risk is inherent and cannot be fully eliminated. By using the hot tub, you and everyone in your party voluntarily accept this risk and release The Ridge Collection and the homeowner from any and all liability for infection, illness, or injury arising from its use. Pregnant or immunocompromised guests, anyone with open wounds, and young children should avoid use.

Fire Pit & Fireplace

  • Fires are permitted only in the designated fire pit or fireplace, never elsewhere on the property.
  • Never leave any fire unattended, and fully extinguish it before going inside or to bed.
  • Observe all local burn bans and county fire restrictions — these override any permission here.
  • Burn only clean, dry firewood. No trash, accelerants, or lighter fluid. Keep children and pets back.
  • For gas fireplaces, follow the posted instructions; do not alter the unit. Never store ashes or embers indoors.

Parking & Mountain Roads

  • Park only in the designated spaces; observe the vehicle limit on your reservation.
  • High Country roads can be steep and winding. In winter, all-wheel or four-wheel drive and/or chains are strongly recommended, and may be required for some homes.
  • The Ridge Collection is not responsible for vehicles, road conditions, or weather-related access.

Trash, Recycling & Care of the Home

  • Follow the home's trash and recycling instructions; bag and secure trash against wildlife.
  • Treat the home and its furnishings with care. Please report anything broken or not working right away so we can make it right.

Damage & Responsibility

  • The booking guest is responsible for damage caused during the stay beyond normal wear.
  • Please report accidents promptly — honest, prompt reporting is always handled fairly.
  • Any accidental-damage protection or deposit terms are stated on your reservation.

Prohibited

  • Parties, events, and exceeding maximum occupancy.
  • Illegal drugs and any unlawful activity.
  • Unauthorized pets, indoor smoking, and tampering with safety devices (smoke/CO detectors, cameras at entrances, noise monitors).

Cancellations

The cancellation policy that applies to your stay is the one shown at the time of booking and on your confirmation. Please review it before you reserve. Travel insurance is recommended for peace of mind.

Assumption of Risk & Liability

Mountain properties involve natural features — slopes, water, wildlife, hot tubs, fire features, decks, stairs, and changing weather. Guests use the home and its amenities at their own risk and are responsible for the safety of everyone in their party, including children. To the fullest extent permitted by law, The Ridge Collection and the homeowner are not liable for injury, loss, or damage arising from use of the property.

Right to Terminate

Serious or repeated violation of these policies may result in immediate termination of the stay without refund, at the discretion of The Ridge Collection.

Acknowledge & sign

Please confirm you've read and agree to these policies. This signed acknowledgment accompanies your Rental Reservation Agreement.

I have read and I agree to the House Rules & Guest Policies above, on behalf of myself and everyone in my party.
I confirm I am at least 25 years old and will be present for the stay.
I understand the pet policy and $100 pet fee, fire rules, quiet hours, and that violations may end the stay without refund.
I understand the hot tub is sanitized but not drained between guests, I accept the inherent risk of bacterial infection, and I release The Ridge Collection and the homeowner from liability for any infection or illness arising from hot tub use.
